Open Question: Messy breakup / how to deal with HIS mother.......HELP! Narcissistic?
My fiancee of 1 year recently broke up with me. We are both in our 30's. At the beginning, he was the best man on the planet; attentive, caring, sincere and I thought I had found my soul-mate. Our problems began 6 months after we first started going out so I initiated counselling but it didn't work. Towards the end, he would ignore me, isolate himself in the bedroom to play online poker and yell and swear at me whenever I dared interrupt him or try to talk about our relationship. The arguing got so bad that I twice had to call the police after he threatened to smash my computer and phone. He never physically hit me. He has always been competitive and I have since learned that he also has Narcissistic tendencies. The last time the Police came he was taken to his mom's for a 2 day cooling-off period then he came home. In the days that followed, he would pick fights with me constantly almost like he wanted an explosive battle to justify his leave. Part of me also believes his mom is somehow involved in the demise because since the break-up she has evicted her tenants and has offered him her fully furnished rental property to live in. And since I had no choice but to call the Police, I'm guessing she has me on her "most hated" list. Two weeks down the track we are a couple again and I have forgiven him for his shortcomings. We adore each other very much but he has given up on the idea of marriage Now when I want to visit him, I have to sneak past her place and it feels so wrong :-( Problem is - his mom gave him such a good deal with the rent, there is no incentive for him to want to live together with me. How do I deal with the interferring mom? And is there a future for this relationship? Or am I part of the narcissistic supply?

Open Question: Investment Property - To add our own monies to principal or not?
My husband and I invested in a rental condo property. We are able to receive $1,700 in rent including utilities. Our expenses are as follows: $1,000 mortgage, 170 maint. fees., 200 prop. taxes, 100 hydro, 150 utilities = $1,620 total. My question is: our mortgage is 205,000 over 35 years. Should we add our possess money to the principal or should we leave it as is for the maximum tax benefit?

Resolved Question: What are the chances that we will Lose our home?
We rent through a rental company, however the home belongs to a couple. We have only lived here five months and today we got a knock on our door. When I answered it was a sheriff serving a notice that our home was going to be auctioned off on the 16th of this month because the homeowners are so far behind in their property taxes. How far behind does one have to be on taxes for the county to decide to take the home?

Open Question: FB relationship status......."it's complicated" what does that mean?
My fiancee of a year dumped me because we couldn't receive on. Naturally I was devastated. We tried everything we could to make it work (including counselling) but in the end he decided to leave. He is now living in his mom's rental property and she is charging him next to nothing in rent. The arrangement is so cosy.........she evicted the previous tenants so he could move in! Now there is no incentive for him to arrive back and work on our relationship. When he left we adopted the no-contact rule and after 2 weeks, decided on a face-to-face talk to look if space and time had changed anything. One thing leads to another and we end up sleeping together. The next day, he is acting like we are a couple again and we end up spending the relax of the day hanging out. It's been a week since we became a couple again and slowly those doubts of "does he really adore me or trying to keep me so no one else will have me?" and "will he dump me again?" questions keep coming up in my mind. Today I text him to ask if he has updated his Facebook status from "single" to "in a relationship" He tells me he has changed his Facebook relationship status to "its complicated" What does this mean to a GUY? Can we ever move forward or am I just kidding myself? Thanks

Hi what are the procedures and costs involved to receive a rental allow for a home with a finished basement? I want to rent out the basement because it is unused and a lot of people in my road are renting out their properties because a university campus is close by. Open Question: My rental apartment's current tenant is causing problems?
I have a property management company that is great. This renter moved in a year ago and signed the lease agreement with the management company on behalf of my rental. Every six months when a new lease needs to be signed, the renter throws fits so that he can manipulate everyone into doing what he wants them to. His lease is up at the end of Sept. I contacted him in July and asked him if he planned on renewing his lease. He told me "no" that he was not because I was to lift the rent $25 per month. I have been taking a loss on his rental payments for a year now because the rental market was bad last year. I notified the property managment company of the renter's decision and let them know that I would start advertising for new potential renters at a higher rental price. I have had MANY replies and many people interested in renting it. The renter now says that he wants to go month-to-month and according to Section 15 of the agreement he has with the property management company, he can do that for as long as he wants. He didn't want to pay the $25 in rent increase, but is willing to pay $70 more per month for month-to-month? Month-to-month is not profitable for me because the months of Nov, Dec and Jan are tough months to find renters and I have them now. Do I need to terminate my contract with the property management company (which I hate doing) so that at the end of Sept. the renter and the contract he signed is null and void? My property management company is giving him a non-renewal and he says that he still plans to stay. ..??

Resolved Question: need advice with a buy to let mortgage?
hi, I have a tracker mortgage on my flat, i have had the mortgage for about 8 + years, i have been renting the flat out for three years (i paid my mortgage company, Abbey, an admin fee to allow me to rent it out). the problem is, my mums name is on the mortgage and she doesnt want it to be, nor do i, she has had no financial involvement with the property ever and is desperate to be removed. i tried to do this with Abbey but was told that my income (25400 a year plus commission) was not enough to qualify me for a lone mortgage (even though i have been paying myself for years) i do have some debt which of course is making it impossible. the property is worth approx 195k and the mortgage is approx 118k, the rental income is 1050 a month. i have been told that i could probably go for a buy to let mortgage with a different bank, and because its very much dependent on the rental income, i would be more likely to receive accepted. is this true? does anyone have any advice? i know that a buy to let mortgage will cost me more, but in the long run, this is something i am willing to do in order to help my mum. any advice would be great. Open Question: Is a large down payment the key to buying residential rental properties?
I've been reading books about buying real estate for renting and can't seem to wrap my mind around something. In one example they given, a person buying a home for 150,000 that would have a mortgage payment of roughly 1,300. They also included costs (taxes, vacancy, repairs, etc) adding to the money expenses. At the end of the example the book showed that the rent to charge would be $2,100 per month! Now, who pays $2,100 a month in rent on a 150,000 home? Even considering that the book was written just before the market bust, it still seems unrealistic. Do good, long term renters pay rent that would be much more than a standard mortgage payment on the home. The only way I can look it working is if you pay enough of a down payment on the home to receive the mortgage payment to be half of what a standard mortgage payment is (like $500-750) and then charge an amount more in line with what an average buyer would pay on a mortgage for the same home.

Open Question: Sell or Refi into an ARM?
Currently we have a 10 yr ARM with 3 years left on it. It's a jumbo loan of $469,000 with a monthly payment of $2500. When time is up we won't be able to afford to refi into a fixed rate mortgage. I feel that there are 2 choices: 1.) Refi into another affordable ARM, repeat as needed to stay in the home. 2.)Sell the home - Our home is in a nice area and is larger than most plus it has been completely remodeled so I estimate it would sell for $540,000 (before the bubble burst it was appraised at $700,00). We could move into my Dad's rental property which is in the same neighborhood. That would allow us to keep a little money, the rent is a few hundred cheaper than our current mortgage and then not have to worry about mortgage issues. We have no debt, but we also have no savings. I really want to make the right decision this time! Thanks.

Voting Question: I have a question about my Washer/Dryer?
Hi everybody, My family and I recently moved into the second floor of a rental property. We are bringing our current high efficiency washer and dryer to replace the old, outdated ones in the basement. Currently, the other tenants are not using the old washer/dryer, as they are broken. We are worried that once moved in, the other tenants might be tempted to use our washer/dryer, thus making our electricity bill escalate. I have looked into washer/dryer locks, but every I have found are one-touch locks designed for child-proofing one's laundry room. Are there any other creative solutions out there?

Open Question: Rental Business: Nice Way to Greet New Tenant Through Email?
Hi, I am landlord and real estate investor. I have a new tenant who moved in recently. I live far from the property so have local people helping me take care of the place. Therefore, I was not there when the new tenant I accepted moved in. She is a nice lady. Is it nice to send her an email saying: - welcome home! OR - congratulations for your new place! OR - like your new place! Any other better suggestion? THANKS.

Open Question: Who to contact to change renting laws for tenants?
Still, most real estate owners are not learning from their mistakes of the housing industry. A huge amount of people are without housings and jobs, yet most people are still raving good credit. Does it takes a horrible catastrophe to fall upon every of us before we can fully understand the importance of survival? I watched a man and his family on television, his billion dollar home floated down the river as the family watched. Even with good credit disaster comes to every and credit will not repair that pain. Most renters overly pays for real estate properties any way and most of the times the properties are not worth the value of existance. Real estate is a market that any Sally or Joe can enter into to make money and not have the intelligent of a five year old. This is the only investment area that the government protects. It is time for a change, renters should reap the harvest of these high priced rentals, especially the rentals that should have been demolished.

Single single dwellings, multiple tenant dwellings, retail store dwellings or industrial manufacturing dwellings? While it looks like it is easier to receive into the first two, it seems owners have more power over defaulting business tenants than residential ones.

Resolved Question: Question on retirement planning - my parents?
My parents have asked me to help advise them on their retirement planning. They have set a tentative target date as June 2011. My mom will be 62 and my dad will be 64. They earn between $55 - 60 K, together, per year. My mom's pension will pay $7,200 per year. Between my dad's 401(K) and their IRAs, they have about 120K saved. I'm guessing SS payments of about 24K per year. They also possess 200 acres of farm land that they rent out. After property taxes and some land improvement expenses, they net about $8k per year on the land rental. I've figured that on their 401(k) and IRAs that if they withdraw $7,200 per year, and assume 5% growth, those funds will last 32 years before they are exhausted (bringing my mom to age 94, and dad to age 96). So ... that comes to a yearly total retirement income of $46,400. After state and federal taxes the net (I think) would be closer to $45,200, or about $3,700 per month. That's about 80% of their current income - probably OK to retire on. Is my thinking right? Any advice? Assume expenses at an average of $3,700 per month or slightly less. My parents don't live "high on the hog" home is paid for. I'm almost certain that they would both retire with medical insurance...I'll have to ask for sure.

Resolved Question: Do you think this is worth going to court over, if not, how else should I proceed?
I moved out of my townhouse on July 31, 2010. My lease wasn't up until Sept 30, 2010 but I followed MN state law statue 504b.206 regarding domestic abuse to receive the heck out of there. I followed the policies (I went the battered womens middle for help), cleaned the apt before I left, returned my keys. My deposit was $782. MN law states this: "REFUND OF THE SECURITY DEPOSIT At the end of the tenancy, a landlord must return a tenant’s security deposit plus simple, non-compounded interest, (141) or give the tenant a written explanation as to why the deposit (or any part of the deposit) will not be returned. The landlord must do this within 21 days after the day the tenancy ends, provided that the tenant has given the landlord a forwarding address. If a tenant has to leave because the building is condemned, the landlord must return the deposit within five days after the tenant leaves, and after receipt of the tenant’s new address or delivery instructions (unless the condemnation was due to the tenant’s willful, malicious or irresponsible conduct). (142) If the landlord does not return the deposit or return an explana tion in the time allowed, the landlord must pay the tenant a penalty equal to the amount withheld and interest and also pay the tenant the amount of the deposit and interest wrongfully withheld. (143) Minnesota law allows a landlord to withhold from a security deposit only the amount necessary for unpaid rent (144), damages to the rental unit beyond ordinary wear and tear (145), or other money the tenant owes to the landlord below an agreement (e.g. water bills). (146) When a landlord’s interest in the property ends (for example, because of death, foreclosure, or contract for deed cancellation), the security deposit must be transferred to either the new owner or returned to the tenant. This must be done within 60 days after the current landlord’s interest in the property ends or when the new landlord is required to return the security deposit below the rules discussed earlier, whichever is the earlier time. (147) If a landlord does not return or transfer the deposit, the court may penalize the landlord $200 for each deposit not returned or transferred. (148) " I have drafted a letter to my landlord AND corporate. I do NOT really want to go to court if I don't have to, but I DO want my 782 back. There is NO reason for them to keep ANY of it, even if they felt they had to, I still didn't receive a letter. Should I just stick with my letter and wish they send me the 782 plus $200 for their lateness, or should I just take them to court? I know my landlord wasnt aware of the MN statute regarding me moving out early, but I followed the law to a T, had the BWC help me with it every and even gave my landlord copies of the statute and everything (saying she had to return the deposit). I think she still thinks she can keep it because i broke my lease??? Not sure. Im frustrated because its a lot of money, and my car just broke down and I have 3 kids and need that $$ to receive my car fixed!!!!! P.S. I am NOT concerned about getting the 3x or 2x rent or whatever, I just want what is fair, and that is my $782 deposit back. I don't want people to think I am lawsuit glad or anything. Thought an extra $1500 would be nice ad def could use it, I just want my deposit!!

Voting Question: 30-day Notice To Vacate?
IN CA: Okay, so we are actively looking for a new place to live that is close to my son's school and have not given notice to our current property manager. We are also looking because of the escalated problems in the neighborhood of shootings, squealing tires tardy at night/early in the morning and our vehicles being keyed. We have found a place that won't be ready for a few weeks and they are understanding of our need to give a 30 day notice. We saw the whole home this weekend and submitted our applications and our application fees. The potential new property manager has now called our current property manager to receive rental verification detailing tardy pays, bounced checks, etc. According to a call I got today, the current PM will not release information without a 30-day notice. Fair Housing said I should write the letter with a retraction clause that the current PM must sign. Any thoughts on if this is legal or if I should do this? I worry that if we don't receive the new place that the current PM will cause problems for us. Her word, to date, hasn't always been what it seemed to be. Many things were not done on the home we are in now that were promised when we moved in. In Californoia not Canada = just incase. I've seen CA used for Canada and want answers that pertain to the USA. To Landlord, I just received notification from the owner of the property management company that we could resend the 30-day notice if we do not receive the home. Thank you for your feedback. To blossom and the Kid - thank you for your responses. I spoke with the potential proeprty manager and he said that I can request a tenant ledger at any time. So I have done so. The home we looked at feels like HOME. It feels so right, like it is one of those that can become a rent to possess place and ultimately that is what I want to do. Thank you again for your feedback. Classy Granny - if I give the notice and the new home isn't ready for say 35 days, I pay 2 1/2 times the daily rent to the current landlord for the 5 extra days. I am stuck on what to really do. Guess I could give the 30 day notice with the rescind clause whether they agree to sign it or not. Open Question: I'm under 18 and I need the help of a legal advocate, what can I do?
My mom and her dad, grandfather, possess a rental property that we've held and kept in order to use the equity to pay for my and my brother's college expenses. My mom got divorced two years ago, and unfortunately, my dad who I haven't talked to in over four years, has pretty much abandoned us, and won't even pay child support, has sent falsified documents to the court claiming that he owns that property. My mom has been trying to straighten this out, but anything with the courts takes so long and is so expensive. My dad got permission from the court to sell the home since they believe he owns it per the forged documents. My immediate problem is that he just got a buyer for the home, and if this sale goes through, there goes my money for college, which is just two years away. My mom has no other money saved since she had to spend every of her savings on legal fees. Is there any way I can receive my possess legal help to prevent my dad from selling this home and keeping the money for himself? P.S. We DO have proof, in a taped conversation between my parents, that the equity in this home was intended for our college costs.

Voting Question: Common law married, does he have to pay palimomy?
My husband and I are common law married and we've been together for 2 and a half years. When we got together I quit my job and we had a verbal agreement that he would take care of the bills and money and I would take care of his home and his kids. He has 4 kids and at the time they every lived with him. I do everything having to do with taking care of the home and kids. I cook, clean, do laundry, take the kids to school and sports and anywhere else they need to go, Ive helped with rental properties and his jobs. I now have a part time job but he still makes way more than I do. Everything is also in his name and the majority of things we have he has bought. I had a car when we got together but we sold it and he did help pay off the loan. But part of our agreement was that he would pay for it and I would play the mom role. Now we have a car in both of are names and we split the car payment. But that is the only thing with my name on it. I have tried to work it out many times but Im afraid this is one of those situations where it cant be saved. Weve been to counseling many times and it cant work. If I decide to leave does he have to give me anything (palimony) or am I left with nothing? I dont want to be a money hungry person, but I have put my life on hold for the past two and half years to cater to him and his kids. I dont want to take his properties but I think I deserve a fair amount for everything that I have done and put up with. Any help would be appreciated. We live in the state of Kansas and yes Kansas does still recognize common law marriage. We have been engaged almost as long as we've been together. We file our taxes together as husband and wife. I am on his insurance ( health and car) as wife. Our cell phone company has me as wife. His kids call me step mom as so do their teachers. And its easy for people to arrive on here to be rude when you dont know the whole situation. Common Law Marriage is the same as being married without having a license. I would adore to be married to this man, but his actions and words make it impossible. I have given my every to this relationship so you can make comments telling me to receive a job and nonsense but you dont know the details. I have a job and I take care of his kids. i know they are not mine but I treat them as they are. I simply asked a question so if you are going to be rude about then then please do not leave comments.

Voting Question: What size electric tankless water heater for apt?
This is for a 2 bedroom apartment, 1 or 2 occupants at the most. I need to make some more space in the utility room to accomodate a dryer, and thought I'd replace the 40 gallon hot water tank with a tankless unit. It's about 3 feet away from the breaker box. It would supply hot water to the whole unit (kitchen sink, washing machine, bathroom). What size of a tankless water heater would I need? Obviously, the higher gpm the heater provides, the more expensive it would be. This is a rental property, I don't live there. I guess the major demand would be in the shower/bathroom. I would tell the tenant not to run 2 hot water sources at the same time or else use warm water in them.

Voting Question: Family issues w/rental?
My family moved to utah from cali in the 2nd week of may "10". we made verbal agreements with a family member to reside in their rental home, pay half the rent, so that they could make upgrades slowly. we would help. They came into a lump sum of $ so in 8 days has gone from telling us to receive out by septembers end...to now its by the 1st. My husband works 6 days a week, i am partially disabled & have hip surgery scheduled for sep. 17th. So to receive us out, they are now making up absolute lies, accusations & untrue statements. They served us with a 3 day notice below the grounds of that we were a nuisance , that we didn't comply with flame codes... they said they would replace the batteries for the smoke alarms, never did, isn't that their responsibility being the homeowner? They said We didn't keep up the lawn & shrubbery. It was every overgrown when we moved here, they had a plumber arrive outfor the sprinkler system... & had to make alot of fix's & upgrades due to the fact the system was every messed I maintained the lawns, flowers, trees ect. & also below the statement that i the wife used inappropriate language outside of the home. He & her husband came over while i was alone with my 3 year old daughter, pinned me in a corner, slandered my husband who was not there to talk up for himself, starts a battle with me. In front of my daughter I'm scared alone & now Im in the wrong...how does Utah law allow such heartless, vindictive actions to be taken on a family with a disabled person, & tiny child. How can she lie & what can I do to contest these untrue accusations. What recourse do we have if any being a low income, disabled household with a minor? remember, we moved our whole lives here to help them & they'd help us, we never heard back from them about upgrades, her excuse was they are too busy..to take care of their possess rental property, so no she is adding on the the stuff that was wrong before we got here &laying responsibility for everything on us....what can we do? thank you very distressed mom & wife

Open Question: Buying a trampoline, need to make a waiver?
I recently purchased a trampoline. I am an adult and only adults (over 18) will be using it. We also have a fence with a locking gate around our backyard. However, I am living at a rental property and am not covered by homeowner's insurance and am medically insured below my parents. Is there a good waiver that I can make up before letting my friends use it? Is it considered negligence if it isn't a child who gets hurt on it? Any advice would be greatly appreciated!

Voting Question: can i take a life insurance policy out on my ex partner that i am 50% owner with in a rental proper?
I am 50% owner in a piece of property in NYS with someone who is extremely uncooperative and my ex business partner. I am on the deed as 50% owner and full owner when she passes, the problem is she has 2 mortgages on this property that i am not on the hook for until she dies. The next is she's bi-polar and extremely uncooperative , I did not know this until recently, she resides in this home and allows her daughter to reside in 1 of the other apartments for free...we have had a NYS Judge rule on the situation and she refuses to obtain legal counsel and insists on claiming mental and physical disabilities, so I want to cover myself by insuring her with life insurance in case she dies, she's 62 currently and i'm 41. Anyone have any professional experience in this field, Mike I would like to thank every who offered advise and add that I am also POA and Executor to her Will...does this change anything? and if not ..any creative thoughts? Resolved Question: Can a landlord "show" a property to future tenants during the current tenants lease?
As a retaliatory measure (for county code violations cited against my landlord), the landlord has served me with a notice to vacate by September 30th. Am I obligated by Maryland law to allow the landlord to "show" this property to potential tenants or does he have to wait until I move out? And, do I have to allow his employee access to make repairs for future rentals (not for his cited violations)? I have been an over-average tenant...I pay the rent in advance and exceed the standards in maintaining the property (I have even refinished the hardwood floors---with the landlord's approval). Resolved Question: How far in advance do I collect first month's rent? Double collecting rent in CO?
I have a home in CO. Our current tenants are moving out. Their lease ends Sept 30, but they are physically leaving Sept 15. I have already found a new tenant, and I have a couple of questions: 1. When do I collect deposit and first month's rent from new tenants if they are moving in Oct 1st? I want to collect it every now with lease signing, but property manager is saying she usually collects deposit now, and first month's rent when they move in on Oct 1st. I am worried about them changing their mind and not moving in. How far in advance of move in date should I collect first month's rent? 2. If new tenants want to move in before Oct 1, can I let them move in Sept 20? Would I have to reimburse old tenants for those 10 days, or do I not have to because old tenants moving out early is their choice? I don't want to double collect if I'm not allowed to, but I don't know the law for Colorado. My lease states that for occupancy purposes, one day constitutes a full month's rental. And my lease is a lease for term (it was a specific 3 month rental). My new tenants pay a higher rent, but after deducting property management fees, I actually receive less than old tenants paid. Please help (and I would appreciate people who are sure they know CO law)

He's 28 and I'm 28..we've been in each others lives for 3 years and we've been through a heck of a lot. he has a problem wanting to settle down right now..he's the only guy i've ever slept with and I really wanted us to receive married. Lately, his best pal got dumped by his gf..he has been hanging out with him more a lot more now and with different girls "trying to help find his pal a new gf"..he's made it clear to me he was not looking for anyone else, I need to trust him, and my constant badgering about it was ruining our "relationship" although he has refused to define it say on fb his status has always been single..but he tells me he was monagamous with me and not to disrespect him by dating anyone else or seeing anyone else bc he would never do that to me..we've had alot of problems but we do care for each other. long story short..he called sat night. i told him wasnt feeling well was going to go to bed. he said he was going to receive something to eat, he hung up on the phone. sunday morn rolls around i receive a silly feeling so i decide to steer by his home..a blue car was there, i freak receive out and look him on his dock with a girl in her swimsuit on. I came up he asked what i was doing there? i said a few words then i flat out asked the girl i they had sex last night she nodded they had..i asked him if they had and he said "so what" receive off my property..i know that sounds terrible.but i've arrive to his home alot lately univited when he was with other girls and guy and its embarrassed him, so I think he was just sick of it. We've had this unhealthy rel. for 3 years,but we cant seem to break away from each other. after i left, he called me and said it ws every a joke the girl made it up bc she was mad at what i did, that he cant believe that i would think he would do something like that..i was living in his rental home and moved every my stuff out..i said i was through..for 3 days after that he kept denying and finally yesterday admitted it had happened and that was the fist night he and her had ever hung out..of course, it's devistating to me..he's been my one and only..and he threw 3 years away on one cheap night..he said he was soo sick of me being psycho and accusing him for so long, writing his friends, showing up at his home..that yea it ended up happening..either way, he wants to work through this since we've been through so much. he feels im the one for him and he wants to marry me just wants to make sure it's the right decision. he really cares about me and im the only one he sees himself having kids with..but he's not ready now and needs to "receive it out of his system" he compared it to the bachelor who gets with the stripper the night before his wedding..i know this is a horrible thing to say and it's warped, but at least he is honest in telling me how he feels. he said he might go to counseling with me.. I just adore this guy so much even after every the horrible things he'sdone to me..and im hurting right now. Open Question: Pay rent after foreclosure to old landlord? (LA, california)?
We rent a townhouse in california from month to month. At the beginning of august we got a "Notice of Trustee's Sale" which informed us that the home gets auctioned off on August 28th. On August 25th, we got informed by our landlord, that he terminates the rental agreement and that we have to move out on September 30th the latest. He asked us to still send him rent for the month of September. We contacted the lender service after August 28th and were informed that nobody bid on the property and that as a result the bank now owns the property. My questions regarding this matter are as follows: Is the termination of the rental agreement by our landlord valid, and we have to move by September 30th? (we were told by legal aid that he won't have the legal power to make us leave because he is not the owner anymore, and that we got at least 60 days to leave... not sure if this is correct). Do we have to pay still rent to him even though the property doesn't belong to him anymore? Confronting him about this, his answer was that he has an agreement with the bank that he can't further disclose that allows him to stay till Sep 30th and therefore he can collect rent from us. Seems very fishy to us... We believe that we have to pay rent to the bank, but some insight here would be helpful... Any help is appreciated.... thanks... We already contacted the bank but they couldn't give us any information at the moment and just told us to wait till they contact us. Rent is due tomorrow....

Open Question: Can you see whether or not a real bid was placed on a house for sale?
My husband and I are in a good position where a family member wants to buy our home and use it as a rental property, but he is still going over the numbers to look if it makes sense to invest in it. In the mean time we have found a property we adore and in this market were not worried to look it go anywhere too quickly. Our realtor knows our situation and also knows we are interested in placing a bid the second we hear that our family member wants to buy our home for sure. We asked him to keep an eye out for any bids placed on the property and he said he told their realtor to let him know. Now it is know by both our realtor and the sellers realtor that we are interested. Yesterday we were told there was a offer received for that home. This seems pretty convenient and we wanted to know if this bid is for real or if it is made up so to talk to receive us moving. Is there any way we can find out if this offer is for real or not?

Resolved Question: how do I sorting a mysql table by number?
I have a database of property rentals however some of them don't include a rent. The rent field is 0 because I don't have enough information on that particular listing. I want to sort the database by rent amount ascending but do not want the ones without a rent amount to show up before the ones that have one. My table: rent bedrooms type area 0 1 apt NW 0 2 apt NE 1295 3 home NE 1375 5 home NW I want to sort by ascending however that would mean the two listings with zero's would show up first. Any suggestions to receive it to show up from low to high rent... and then the last two would be the 0 rent values? Open Question: Can my property management company charge my security deposit for work done by the property owners?
I recently moved out of a rental home in Oregon. The home is in the same condition as it was when I took possession(minus the "normal wear and tear" allowed). When I returned to deliver the keys, miscellaneous other items, and to conduct the final walk-through, the owners of the property were there scrubbing the rock tile patio. After the walk-through was completed with the property manager, I was informed by the property owners that I would be charged for the work that they were doing. In the attempt at a full, informed response to this question, I would like to add that the relationship between myself and the property owners was a bit contentious do to the fact that I received one month's rent following multiple unauthorized and unreasonable entries onto the premises by the property owners. The relationship between myself and the property management company, however, has been nothing but enjoyable. Thank you for your answers. I live in Oregon and have reviewed the state statutes, but was unable to find any relevant information on this subject.

Open Question: Will I have trouble financing a car due to high credit card balances?
My husband and I both have credit scores of 753. He is an engineer. I am a stay at home mom and student. And we have perfect car payment history. We ordered a built to order Volvo and will need to obtain financing when it's built for $40K. We recently experienced a hardship when we lost a tenant in a rental property and needed every kinds of repairs. It has sat empty every summer since the property manager did not price it to rent. and someone cranked up the air so we've paid giant electric bills. we finally got a renter today. in the meantime we have managed to run up $25K in credit card debt. most of that is on a 0% interest and things are looking up. we still have plenty of open credit. BUT will this high balance prevent us from getting a zero down car loan? we are fine with the standard 5.9%. great advice but too tardy. car was ordered before the hardship and credit card balances won't be paid before we need to obtain the financing. the question is in the now. getting financing with that credit and that balance right now. He makes 100K

Open Question: Should I buy a rental property on a land contract?
Tonight I had a pretty lengthy conversation with my landlord. We talked about my crazy ex, and then I got him to talking about how he began "flipping" houses, telling him as soon as i finish college in the next two years I would like to do the same. I am 23, and am two years away from my bachelor's and 2 more to my masters. Anyways, to my surprise, he offered to sell me the property which is my upstairs apartment plus the two downstairs that others rent. It is a nice property, good neighborhood, great tiny city. He referred to $100,000, which I believe is great considering every three apartments generate him about $1250 total or slightly more a month at the moment. I can definitely afford $450 a month payment, as I now pay $475 for my rent anyways. I am also willing to stay in the area for quite some time, especially if I were to receive the home. My questions are: 1- If I say ok, arrive up with a down-payment, and agree to a land-contract, does that mean the two tenants downstairs would pay me rent? Or would they still pay him? 2- If I pay my monthly $450 payment for the 3 years like he said, he said I could receive a loan from the bank to pay him off after about 3 years. Will I qualify at that time for a loan even if I have probably at most $3,000 in current debt from things like unpaid doctor visits, high gas bill, things like that, but no credit card debt or anything else. My plan is to pay these bills off as soon as i graduate and receive a job, but will they deny me a loan in 3 years if I do the land contract? Thanks for any responses, and btw, my landlord owns the property and it is paid-off. Lol. Open Question: Mobile Home Community: Manager threatening eviction?
Moved in a nice mobile home a year ago. Cost $1500 to move it on rental lot. Another $1000 in plumbing electric and AC unit transfer and install. Not a cheap move at every. The home is owner financed and we owe $6k more to pay it off. Lot rent is $250 and we have a nice yard for our kids, It is the biggest lot and we are settled in here. Problem: Manager has half the park filled with family and friends. The others are mostly senior citizens. silent for the most part but we have an oral month to month lease. I have no paper work or terms of the lease for the lot our home is on. (((My biggest mistake possible)))) They are threatening eviction because they think I called CPS on her grandkids. They have no running water and the kids have not been in school or home schooled for more than 2 years. They fall into the stereotype of "trailer park trash" literally. Someone called but since I live right across the road they are persistent that it was me. Since there is no legal violation of the lease and I have always paid rent on time can she ask the owner of the property to evict me? If so would I be able to receive the owner to pay the cost for me to relocate my home since this is a retaliation eviction?? Any help would be great- Serious answers please.

Open Question: I want to by my mother's house using a owner financed agreement. Will this disqualify her from Medicaid?
Four months ago, my mom moved into an assisted living facility. I what to buy her home and use it as a rental property. In 2 ½ years her savings will be depleted and she will apply for Medicaid. (home is paid off). We want to keep the home in the family. This home is in Illinois and is now empty. I have not been successful in getting a loan to buy the home outright (banks are too tight fisted these days). I would like to establish an owner financed agreement with my mom to buy this home. With this agreement, I will make payments to her and not a bank. The home will be purchased at fair market value (not trying to cheat the government). For the next 7 years, I will make equal monthly payments to her until the home has been paid off. Question: Will this agreement disqualify her from Medicaid in 2 ½ years? Details: She is 72 years old in fairly good health. I’m not opposed to using a title holding company to monitor the payments. Thank you in advance for sharing your wisdom. every of the payments made to my mom will be used for her care. Right now she private pay in the Assisted Living Facility, which means every of her savings is being applied toward her care. Additionally, a record is kept of everything she spends. My payments to her will also be applied to her care and nothing else. In 2 ½ years when she applies for Medicaid, we will be able to prove that my payments to her were used for her care. What if I made my payments directly to her account at the Assisted Living Facility?

Open Question: Has anyone ever heard of the company TUPACK RENTAL PROPERTIES INC?
I am renting from a man who claims to work for this company however when I do a search the only listing I find is his personal home phone. I am wondering if it is even a legitimate company. I do not understand how to read deed documents although when I look it up the deed for this home states it is owned by the man I rent from and has the company listed as well. We are in the middle of a nasty move out and I am trying to dig up the facts. Any help would be appriciated.
